Dorchester, JP & Roslindale — The Classic Three-Decker

Most homes in Dorchester (02124, 02125), Jamaica Plain (02130), and Roslindale (02131) were built between 1890 and 1925 — meaning lead-safe RRP prep is mandatory. Our typical scope on a 3,000 sq ft three-decker: hand-scrape failing zones, HEPA vacuum, encapsulate, prime bare wood with Sherwin-Williams Extreme Bond, two coats of Duration or Emerald exterior. We coordinate with abutters, pull City of Cambridge street occupancy permits when ladders or lifts hit the sidewalk, and schedule grinding work outside MIT/Harvard exam weeks at owner request. Somerville (02143, 02144, 02145) is dense with 1890s two-families and triple-deckers near the Red and Green Line extensions. Common scope: replace 20–40 ft of rotted soffit, prime cedar clapboard repairs, two-tone body-and-trim color scheme with Benjamin Moore Aura. Budget $10,000–$15,500. Lead-Safe Prep: Non-Negotiable in the 02100s

Every Rainbow Painting Pro lead is an EPA RRP certified renovator. On pre-1978 homes — which is virtually every Boston, JP, Cambridge, and Somerville property we quote — we use plastic containment, HEPA vacuums, and lead-safe disposal. Skipping this is a federal violation and a $37,500-per-day fine. It’s also why some lowball quotes are $4,000 less than ours: they’re not doing it.
